Seller’s Success System

Our 10 step Seller’s Success System will take all the fear and guess work out of getting you from listing to closing. I will be there with you every step of the way guiding you through the process.

Step 1: Initial phone consultation

Initial phone consultation to determine your real estate goals and how to achieve them. During this consultation I will gather the pertinent information to prepare a comparative market analysis (CMA) for your home that will establish your home’s value in today’s market. Step 2: First in home consultation

I will come out and take a tour of your home. I will have with me a CMA that I have prepared based on the comparable sold, active, pending and expired listings as well as taking into consideration the current market forces. At this first meeting the CMA will provide a range of possible value for your home. Once I have seen your home I can go back to the inventory and properly place your home amongst its competition based on the actual features, benefits and quality that I observed during my tour.

Step 3: Second in home consultation

I will come back out to the house and present the recommended listing price and custom walk through marketing plan for your home. We will then fill out a listing agreement and begin marketing your home immediately.

Step 4: Exposure and Access

Install professional yard sign, flyer box and lock box.

Step 5: Custom Walk Through Marketing Plan

Step 6 – Disclosures

I will provide you with all necessary disclosures and assist you in fulfilling your disclosure obligations. Non-disclosure is the number one reason for a buyer to sue a seller after a home sale. I will make sure that you have all of the necessary, up to date disclosure forms and that you have satisfied all of your legal disclosure obligations.

Step 7 – Marketing To My Sphere of Influence

I will send your listing to my entire database and other local agents. I will host the Realtor Open house at your home. I will post your listing on my website, my separate listings micro site, Zillow, Trulia, Realtor.com, and of course the MLS which will allow it to be found on a search for homes on any Realtors website. I will also highlight your listing in my monthly newsletter.

Step 8: Presenting offers to you and aggressively negotiating on your behalf

I will ensure that all buyers submitting offers are pre-qualified for a loan or have submitted a proof of funds if they are a cash buyer. I will present all offers to you regardless of terms. I will present the offer in its entirety with my interpretations and feedback and a net bottom line number that the offer represents to you so you can make an informed decision as to how you would like to respond. You choose the terms under which you will sell your home. I will negotiate on your behalf to make it happen.

Step 9: Escrow

I will walk you through the escrow process every step of the way including providing resources for moving and cleaning and helping you identify your replacement property if necessary.

Step 10: Closing

I will Be present at your signing appointment to support you in the closing process.
