You Have Our Consulting Services For Life
You may have heard some Realtors say they are your “Realtor for Life”, but lets face it, for most people there is a long time between buying their first home and selling it and for our clients who are selling first and buying a new home there may be a long time before they do that again. In the interim we provide you valuable consulting services to help make sure that you manage your most important investment properly. If you are planning a kitchen remodel, setting up a nursery, adding a garage or taking on a landscaping project contact us first. We will come out and do a free consultation with you to help you make your remodel a healthier, more environmentally friendly, cost effective one. We can help you choose non toxic paints for the nursery and energy saving appliances while tying those choices in to the overall systems of your home. If you are wondering whether you will get your money back from adding that pool or putting in those granite counter tops give us a call so you can make an informed decision. This is how we continue to care for you and your family beyond the end of the transaction.
We Handle Foreclosures And Short Sales
The bulk of homes on the market today are a distressed property of one type or another and here is where education plays a huge role in you understanding and successfully purchasing a distressed property. In order to buy a “foreclosure” you have to have cash in hand at the court house steps and bid on it in an auction format. What most people mean when they use the term foreclosure are distressed properties that fall into two categories: Real Estate Owned (by the bank, known as REO’s) and Short Sales. An REO is a post foreclosure home that is marketed for sale by the bank on which you can write an offer. To find out more about REO’s click here El Dorado County REO’s. Short sales are a pre-foreclosure in which the owner still owns their property and is attempting to sell it to you prior to foreclosure for less than what they owe. They need the banks approval for this and the process takes some time. The “short” in short sale stands for selling short of what they owe not for a short time line or quick sale, it can be a bit of a misnomer. To find out more about short sales click here El Dorado County Short Sales.
We Can Help You If You Owe More Than Your Home Is Worth But Still Need To Sell
The banks are getting more and more reasonable about short sales and deed in leu of foreclosure transactions. This needs to be evaluated on a case by case basis and it will be advisable to get other professionals involved such as a real estate attorney and CPA but start with me and I can point you in the right direction.
